Facade Fully Clad with Feldhaus Klinker Exposed Brick – Germany
A distinctive feature of the project is that there isn’t a single visible square centimeter of paint on the exterior. This results in a lifespan without repairs up to 10 times longer, and the building will always maintain a well-kept appearance.
The facade is entirely covered with individually mounted clay panels (230,400 panels), a process that took over 6 months and required intensive effort. The installation was done following a precise laser-guided layout using state-of-the-art instruments to ensure the height of each brick panel remains perfectly aligned.
The special dark brick color comes from clay processed in Antwerp, Belgium—the only source in Europe that produces this unique shade.
The panels are made by high-pressure pressing and extrusion, then fired in a kiln for 48 hours at temperatures between 900 and 1250 degrees Celsius, followed by a 56-hour cooling period to ensure the final product’s stability. The visible antiquing and flamed effects on the panels are created during firing by controlled explosions at temperatures between 800 and 900 degrees Celsius.
The final product from this process comes with a 100-year warranty.
Glazed Surfaces – Curtain Walls and Facade Panels by REYNAERS – Belgium (CW 50, CW 50-HA, CS 77-HV)
All major manufacturers of glazed facades define their premium lines as those that combine technical performance with a unique architectural appearance.
In a typical building, window profiles are much wider due to the visible frames.
For Brick, we chose a system aligned with authentic industrial architecture — using the Hidden Vent system, all profiles composing the glazed panels are equal, including those that open. Additionally, their widths are slimmer (only 5 cm instead of the usual 7–8 cm found in standard profiles).
Furthermore, all aluminum profiles have received a SEASIDE A anti-corrosion treatment to ensure an extended lifespan.
The door and window frames at the building’s entrances, which face the highest stress, were specially treated. They are made from steel profiles by FORSTER – Belgium, offering high durability and a guaranteed lifespan of 50 years.
The glass used in the project (from Guardian Industries, USA) has the following configuration: 6 mm ESG SN 75 HT tempered safety glass + 14 mm Argon gas layer + 44.2 SI / SR laminated glass.
Thermal transfer coefficient Ug = 1.0 W/m²K, light transmission 67.9%, solar factor g = 36.2%.
The configuration also includes a special acoustic damping film to improve sound comfort inside the spaces.
THERMAL INSULATION SYSTEM – STO, Austria
The thermal insulation system consists of 12 cm thick WERK Steinwolleplatte FPM mineral wool, with a thermal conductivity of λD = 0.035 W/m·K. It is classified as fire-resistant class A1 (non-combustible), treated for water repellency, and vapor-permeable to allow natural ventilation of the building.
The system is reinforced and mechanically fixed using StoLevell Duo Plus adhesive to withstand the load of the ceramic cladding.
Heating and cooling are provided by a centralized MITSUBISHI VRF air-conditioning system, designed for quiet operation, high efficiency, and low energy consumption. The system is partially powered by a rooftop photovoltaic installation of 148 solar panels with a total capacity of 60 kW, helping reduce the building’s overall energy usage.
During the colder months, underfloor heating provides consistent and comfortable warmth throughout the apartments. Each unit is equipped with a CALEFFI Italy thermal module, allowing residents to individually control the temperature for both heating and domestic hot water, while also reducing energy use during extended periods away.
Heating and hot water are generated by a fully automated system of six VIESSMANN boilers located in the building’s basement. The system operates on a rotation schedule and includes backup capacity, ensuring reliable service even during maintenance or unexpected equipment issues.
All major HVAC equipment is centralized and located outside the apartments, primarily on the rooftop terrace. This design maintains acoustic comfort, preserves private terrace space, and allows maintenance to be performed without entering residents’ homes.
Each apartment has individual utility metering for heating, water, and electricity, ensuring that costs reflect actual consumption.
The loft apartments combine industrial character with modern comfort. Electrical installations feature retro ceramic switches and sockets with exposed metal conduits (OBO system – Germany), complementing the building’s architectural style.
High-ceiling loft units are equipped with automated electric blinds and curtain controls, enhancing convenience and light management.
Additional building features include:
For increased durability and enhanced seismic resistance, the building’s exterior envelope is constructed entirely of reinforced concrete.
The partition walls between apartments are made of WIENERBERGER bricks from Austria, type PTH NF, with a thickness of 250 mm.
Interior partition walls within the apartments use a complete system from SAINT-GOBAIN RIGIPS – France: two layers of 12.5 mm RB boards on each side (2+2), with 40 kg/m³ basalt wool insulation at 50 mm thickness, mounted on a UW/CW50 metal frame spaced at 600 mm centers. This system provides a high acoustic insulation rating of 52 dB (EI 90 fire resistance).
FLOORING
The floors are covered with triple-layered oak parquet from LAMETT – Belgium, model Barn One Strip, brushed and oiled to highlight the natural grain of the wood. Knots have been individually treated with special resins to preserve authenticity.
CERAMIC TILING
The ceramic tiling in bathrooms, kitchens, and terraces is made with top-quality products from Italy, sourced from brands such as RAGNO, KEOPE, VOGUE, and SUPERGRES.
ENTRY AND INTERIOR DOORS
The entry doors by NUSCO – Italy are metal, armored, customized, and equipped with self-closing mechanisms. They were specially designed for this project based on an original architectural concept. Every detail is integrated into the overall building design, including the door color, which results from a specific and carefully controlled process. The hinges are concealed, adjustable, soundproofed (34 dB), and thermally insulated (1.3 W/m²K). The doors are finished with external panels to harmonize perfectly with the Brick architecture.
The interior doors by NUSCO – Italy, model Filomuro, are metal and solid, offering high levels of thermal and acoustic insulation. They feature magnetic locks, concealed hinges, and fully black hardware for a sleek, modern look.
SANITARY FIXTURES
The sanitary fixtures were selected to emphasize the space’s masculine and elegant character. Most are made of black ceramic, including the BRUMA faucets from Portugal. The washbasin furniture is crafted from anticorrosive-treated metal frames.
Suppliers are renowned Italian manufacturers with international awards in specialized industry events: HIDRA, IRSAP, ARTCERAM, and GLASS 1989.
